Listing Management - $200

  • Prepare and send listing agreement and all ​relevant disclosures to clients.
  • Submit all listing documents to Brokerage for ​compliance.
  • Obtain all HOA and/or Condo documents (if ​applicable).
  • Input listings into MLS and upload all ​supplements.
  • Set up ShowingTime
  • Input open houses into MLS and submit open ​house requests to community associations.
  • Prepare modifications, obtain signatures and ​input changes into MLS as needed.
  • Provide Agent with reminders of upcoming ​listing expiration.
  • Manage all listing documents in an organized, ​online management system.

Pending Management - $325

  • Prepare and maintain a timeline for important contract dates.
  • Send introduction emails to clients, title companies, and lenders.
  • Prepare checklists and submit required files to Brokerage for ​compliance.
  • Obtain HOA and/or Condo documents and provide them to the client ​by email (if applicable).
  • Follow up via email with all relevant parties to maintain timeline.
  • Change the property to pending on the MLS (if Agent represents ​seller)
  • Follow up with the title company by email to confirm they have ​received the deposit, obtain a copy of the EDV, have received the ​estoppel, and obtain a copy of title commitment.
  • Follow up with lender by email that the buyer has made formal loan ​application, progression of financing, and the CD has been provided.
  • Confirm with the client and/or buyer’s agent that the HOA and/or ​Condo application has been submitted; and confirm with the HOA ​and/or Condo Association that the application has been approved (if ​applicable)
  • Prepare any additional modifications or disclosures needed ​throughout the transaction, obtain any necessary signatures, and ​distribute to relevant parties.
  • Close the property on the MLS (if Agent represents seller)
  • Maintain organization of all files using an online management system.
In Escrow

Contract Preparation - $50

  • Prepare sales contract and all relevant ​disclosures, including property and ​brokerage specific disclosures, and ​compensation agreements.
  • Send sales contract and all relevant ​disclosures to clients for signatures.
  • Follow up with clients and agents to ensure ​contracts are fully executed.
  • Make any contract changes as needed. ​Obtain necessary initials and/or signatures.
  • Present offers to Listing Agent, if directed ​to do so.
